Flat, buildable land beats steep, rocky, or flood-prone terrain every time. But that’s not a

hard fast rule either. Sometimes slopes can be desired if it allows the property to have

lake views or a walk out basement.

  • Market conditions

In 2025, U.S. farmland averaged $4,350/acre but ranged from $610/acre in New Mexico

to over $17,500 in Rhode Island. Land values fluctuate constantly and vary not only

state by state, but month by month.

  • Improvements

A completed perc test, a gravel driveway, or cleared and leveled land signal to buyers

that the property is ready to use and can meaningfully increase what they’re willing to

pay. This allows buyers to save time and money when it comes to development.

How to Get a Reliable Estimate

Every parcel is unique. These are just some factors that move the needle the most when it comes to valuing your property.

  • Professional Appraisal

A certified appraiser inspects your property and delivers a formal valuation. This can cost anywhere from $1,000 to $10,000, in some cases.

  • Comp Analysis

A land-focused real estate agent pulls recent comparable sales in your area. This is not always the most accurate as the market shifts fast.

  • Online Estimators

Several platforms offer free land value tools using public data and GIS mapping. Great as a starting point but it’s always ideal to get a real human involved.

  • County Tax Records

Easy to look up, but tax-assessed values and often way off of market value by 30–50%. And this can be in either direction.

Mistakes to Avoid

Don’t rely solely on your county’s tax assessment - it’s almost always wrong. The county tax records don’t take into account any of the factors that drive land value. Make sure any comps.
